Buying a Property at Auction

Posted on August 24, 2018 at 8:56 am

Buying a house or flat at an auction can be very cheap and save you lots of money on its retail value. It can also be a nightmare if it goes wrong, with you ending up with a property that is structurally unsound and needs hundreds of thousands of pounds worth of work. You probably won’t have seen the property beforehand, so you are essentially relying on what you are told about it – and who is to say that’s accurate?

If you are thinking about buying a property at auction, consider these tips:

  • Use your experience. This kind of purchase is perhaps better left to experienced property renovators who have carried out extensive work on a house previously.
  • Make sure you have enough money behind you. Bear in mind that you could lose money on the purchase, especially at first. Make sure you are comfortable with the risk.
  • Check the area. Make sure the property can sell for a good price once renovated.

How to Earn Money from Property

Posted on March 30, 2018 at 5:16 pm

In today’s unstable financial climate, owning property is one of the safest bets. More and more people are putting their life savings into a property, making it a market that is never going to decline any time soon. If you are thinking about making money from property, here are some things to note:

  • Put down as large a deposit as you can. If you want to secure a good mortgage rate for a buy to let property, you need to put down a significant deposit.
  • Consult a financial adviser. They will be able to help you secure the right mortgage for you and can advise on all the implications of having a buy to let property.
  • Invest in blocks. If you have enough money to buy a block of flats or even some land to build on, this can be a great investment. You will be the freeholder and can make money from the property.

How to Make a Successful Property Sale

Posted on November 30, 2017 at 10:19 pm

Selling a property is no easy task and you really need to appoint a trustworthy, reliable estate agent to help you make the sale successfully. They will both be able to market your property for you, and do all of the paperwork and take care of legalities afterwards, via their solicitor. You can always advertise a property on various websites, however, this just isn’t going to get you the same kinds of results.

An estate agent will know the area inside out, providing invaluable local knowledge. This is something you can rely on when deciding where to buy a new property as well. Build up a relationship with your solicitor, and you can keep on making the most of this for years to come. An estate agent knows how to sell and how to get the price you want, so you can trust them with selling your home and doing it well.

Responding to Tenants’ Queries

Posted on September 3, 2017 at 7:45 am

As a landlord, you tenants are almost like your clients. You need to keep them happy in order to maintain a good relationship and keep them happy so that you can make some money. If tenants have queries and need you to reply to them, you should always make sure you keep up the correspondence. Don’t leave your tenants without the support they need.

You should always reply to tenant queries as soon as you can. This is especially important if it is an emergency situation. Your tenants should have a way of getting hold of you in an emergency situation, such as a mobile number they can call that will be answered 24/7. You or your letting agent need to have access to this number at all times.

Once you have had an enquiry, prioritise the actions you need to take afterwards. If it is a property repair, this always needs to take priority to ensure safe living conditions.
