Considering a new build house?

When you are considering buying a new build house it usually requires visiting a development site and viewing a show home. Moving house is a big stage in your life and we are going to point you in the right direction when it comes to considering a new build.

If the new build is part of a development site, observe the condition of the site. Is it tidy? Is it well managed? Look out for banners displaying  “award-winning site manager.” This is a good indication that your new home will be built with quality workmanship in mind. Also, check the full site plan to see where open spaces, parkland and play areas for children are planned, as well as new facilities such as schools, GP surgeries and local shops. This will give you a sense of how the community will develop over time. Whilst observing the plan, look at the positioning of your house. South facing windows can improve the energy efficiency of a home because solar energy heats the walls and floors of a building, but north facing windows offer a more consistent quality of light. In addition, check the time in which your house will be complete and ready to move into.

When visiting the house picture what your house will look like and check the space. Before hand, take measurements of large items that you’ll be looking to move into the house such as: beds, sofas and dining room tables. Then measure up the space in the show house to check that your belongings will fit. Also look for the storage space available and check with the site manager what areas of the house you will be able to personalise. In most cases, you will be able to choose the finish of your bathroom, kitchen, etc.
